Hospitality focus
Hotels anchor the mandate. Other property sectors are considered selectively where our sourcing and execution capabilities support the investment case.

Investors
Participate in Alterra-sponsored private funds and investment vehicles focused on hotel equity and credit. Alterra sources, evaluates and oversees the underlying investments; each offering identifies the issuer and our role.
Private fund offerings under Regulation D, Rule 506(c). Participation is limited to verified accredited investors and remains subject to the offering documents.
Why Alterra
You subscribe to an Alterra-sponsored private fund or investment vehicle. Its documents define the mandate, equity or credit exposure, commitments, fees, distributions and governance. Your investor rights are distinct from the fund’s rights in the underlying investment.
Hotels anchor the mandate. Other property sectors are considered selectively where our sourcing and execution capabilities support the investment case.
We assess operating fundamentals alongside payment priority, leverage, control rights and downside recovery for each equity or credit position.
Oversight of strategy, budgets, milestones and capital needs, with defined decision rights and operator accountability.
Alignment in practice
We invest through the position that fits the asset’s business plan and capital needs.
Fund and investment documents explain how the underlying hotel, ownership interest or credit instrument is held, how cash flows reach investors, and which fees, priorities, decision rights and conflicts apply.
Investing alongside Alterra does not guarantee equivalent economics or protection from loss. Each offering’s definitive documents establish the actual arrangements.
Investor considerations
Assess the investment against your portfolio, investing entity and jurisdiction.
U.S. investors
Assess illiquidity, capital calls, concentration and after-tax cash flow. Understand how a private hotel investment fits alongside your public investments and other commitments.
Portfolio researchFamily offices & private investors
Review the investing entity, decision rights, reporting needs and capacity for follow-on capital. The terms should be understood by everyone responsible for the allocation.
Ownership economicsInternational investors
Our international focus includes Europe, South Asia, and the Middle East and North Africa (MENA). Review eligibility, funding routes, tax, reporting and currency exposure with your advisers; requirements depend on your circumstances and the offering.
Cross-border researchWealth managers & advisers
Review the underwriting assumptions, sponsor role, fees, distribution priorities and downside scenarios alongside your client’s objectives. Distinguish the fund’s investment position from the rights your client receives.
Structures and distributionsProcess
Discuss your investment objectives, jurisdiction, accredited-investor eligibility and capacity for an illiquid investment. An inquiry creates no commitment.
When an offering is available, evaluate the asset, financial assumptions, financing, capital needs, sponsor participation, fees, risks and governing documents with your advisors.
Complete accredited-investor verification and the fund’s subscription requirements before acceptance. Identity verification or a portal account alone does not establish eligibility.
Before committing, confirm the reporting schedule, operating metrics, financial statements, material-event communications and tax-document arrangements for that investment.
Capital stack / Illustrated
Capital can share a business plan while having different payment priority, control rights and exposure to loss.
Conceptual priority diagram; block sizes are not proportional. All capital is at risk. Seniority does not guarantee recovery.
Proceeds & loss absorption
Senior debt has priority over preferred and common equity in this simplified illustration. Common equity participates in the residual and generally absorbs losses before the positions above it.
Priority is not a promise of repayment. Available cash, debt obligations, accrued claims and the governing documents determine actual distributions.
The stack describes the priority of capital positions. A waterfall describes how distributions are allocated within the relevant ownership structure, including any preferred return and sponsor promote. General partner (GP) and limited partner (LP) capital may share a common-equity class. A GP interest is not automatically junior.

Private real estate can involve substantial leverage, illiquidity, uncertain distributions, operating volatility and loss of capital. Currency exposure can help or hurt returns measured in an investor’s home currency.
The case for holding dollars is separate from the case for owning a particular real estate investment. Both deserve independent scrutiny.
